I’ve prepared the following guide that details some of the subtleties and issues relating to selling a home in Edmonton:
Cold like an Ice-berg – take your emotions out of the equation. Your home is a marketable commodity, therefore your reason, knowledge regarding the process of selling a home and the facts on the current market conditions should dictate your decision making and not your personal attachment to the home.
The motto is “less is more”. Clutter – the first thing you want to do is to make your home look spacious. Remove all objects in your house that don’t need to be there. Put away all the clutter that you may find on your kitchen countertop, shelves, closets, drawers and so on. Put away personal and family pictures, have few if or none if you can, it will make your house anonymous. Minimize the amount of your furniture, make sure that there is enough room to move around and from one room to another. Easy mobility will make the potential buyers feel more comfortable.
Light your way in - how many times have you walked into someone's home and found it dark and depressing?. Heavy draperies, closed blinds, dark painted walls, lack of good lighting, dark furniture and even dirty windows and walls will add to the dreadful feeling of the home. There are some things that you can change and have control of and brightness of your home is one of them.
Zen of order – keep things organized, clean and visually esthetic. From your fridge, kitchen drawers and cabinets, to your bedrooms and their closets, from your toothbrush to your CD’s collection, from the toilet seat in the bathroom to the dust on your plasma TV. Every little thing matters where it is and how it is.
Curb Appeal – “the first impression could be the last” the outside of the house or a condo building is as important as the inside and the rest of the property. In case of the condos, there isn’t much you can do, however with a houses or a duplex, there are a few things you can change. Landscaping - Cut and water your front lawn, trim any bushes and trees that you can, to make it look esthetically appealing. If there are a lot of trees which are blocking the view of the entire home, get rid of some. In winter, make sure your walkway is clear of snow and shovel as wide as possible. Repair cracked or uneven driveway or walkway surfaces. Paint your front door if needed. Ensure your eaves and downspouts are clean and in good condition. Clean vinyl siding and if you have stucco, it can be repaired but some skill is required to blend patches.
