Thursday, June 3, 2010 - Edmonton Real Estate Market Update

Edmonton real estate market has been stable in May of 2010. We are now in more balanced market where “Buyers, sellers and REALTORS® can all relax and enter a sales transaction without pressure,” said Larry Westergard president of the REALTORS® Association of Edmonton.

Single detached homes were selling on average for $390,583 in May, 5.9 percent higher compared to May of 2009, while condos sold for an average price of $248,526, just 1.5 percent higher. Number of sales decreased to 1,682 from 1,740, while days on market ratio stood at 44 days, 8 days less than last year. The inventory is on the rise with 8,780 properties available, 724 more than in April and 1,345 in May of last year. There were 3,670 residential listings in May resulting in a sale to listing ratio of 46%.

Downtown real estate market on the rise! How far and for how long only the "gods" know! The average selling price for condos are up while inventory climbing and number of sales is flat. I am very interested to see the next two months ahead. While downtown condos this year are more expensive compared to last year, the inventory is high. Example, you could buy a two bedroom condo in the Imperial building for around 260K at the beginning of 2009, this year the lowest two bedroom unit is listed around 317,000.

65 condos have sold through the MLS® System in Oliver and Downtown in May of 2010, that is 7% less than last month and 22% less than in May of 2009, ranging in price from 113,125 to 1,100,000. The price per square foot was up by 5 percent and 12 % higher compared to May of last year. The average selling price was 303,327 / 310 per sq.foot and list price 316,604 / 322. The inventory was up from 342 condos to 353, with 311 condos available under 500K. Current days on market have decreased to 46 from 50 days and sold to list price ratio stands at 96%, same as last month.

We are well passed Halloween and so far no snow on the ground yet. I am hoping for a warmer winter this year and am curious as to the conditions of Edmonton real estate market in the coming months. Edmonton real estate market continuous to deliver strong numbers through the Multiple Listing Service®. There were 1535 homes sold in October of 2009, which is 22.7 percent higher compared to 1251 sales of last year. Single detached homes were selling on average for 363,694, 2.2 percent lower than in September (which is a normal trend at this time of the year) and condos for 237,601, 3.2 percent lower.We have seen another month decrease in inventory which stood at 5530 homes for sale, 8.3% less ... Edmonton real estate market has been strong in September, a slight improvement from August. The average price for a single detached homes was 371,947 and condos 245,546, both 1.4 higher than in August.2,564 homes were listed resulting in a 66% sales-to-listing ratio as compared to September 2008 with over 3,100 listings and a 55% sold-to-list ratio. The average sold price for single detached homes is down by 1.6 percent in August to $366,788 compared to last month of 372,741. Condominium prices were also down by less than one percent to $242,035.There were a total of 1,673 sales last month as compared to 2,277 in July through the Edmonton and Area Multiple Listing Service®.
